Northcross – ceiling insulation is one of our smaller and quicker jobs were we have added new R3.5 ceiling bats into the ceiling and adding battens over the existing rafters. This is a quick way of ensuring that in those NZ winter days the heat will not escape out of the roof area of these older houses designed like this. Once we had this completed we then put new plaster board over the top and ensuring that were the old log fire flue went through to use a fire rated resistant plaster board. This Northrcoss – ceiling insulation job was just over 65sqm and a very high ceiling so using mobile scaffolding was the trick in keeping the workers safe in doing there job. Once all the plaster board was up we had our stoppers come in and do there part in finishing our job.

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

We removed the old window at the top of the lounge area as this was just to much of a heat loss. The window if need be can at any time be cut out in this Northcross – ceiling insulation job. The house has enough light coming in at all times to begin with. It makes a huge difference in heat loss doing this type of ceiling insulation job and will benefit also those who have rental properties were this may be needed in future to keep your tenants happy in the long run.

 

 

 

Swanson – New Build

Swanson – New Build

Swanson – New Build is a project we have just recently completed. We started of with a clean site ready to start. From profile set out to locate were the house will go for the foundation work. Once we had the Profiles up and all the string lines locating the shape of the house we got the Foundation boys to start digging out the footings.

 

 

Once this is all done the polythene goes down through the foofings and then we place all the steel cages and starter rods ( also any holes in footings if needed as this one did for bridging over SW pipes ) . Then the block layer starts his part so we can fill and lay concrete floor for Swanson – New Build.

 

 

The next part afer its all done is the first floor framing followed by the steel beams and mid floor joist’s and any additional support needed. All bracing elements are added as per plans indication. We lay the mid floor which will be H3.2 Plywood in all bathroom areas of this Swanson – New Build.

 

 

This stage of the Swanson – New Build is followed by the trusses being placed on all roof parts. These have to be strapped down as accordance with the area of wind zone and so forth. To make sure all workers are safe it is a #Worksafe priority we put up scaffolding for all Sub-Contractors having to work at height. Also a roof edge safety bar needs to be put up.

 

 

Once all this is done on the Swanson – New Build we wrap the whole place with breathable paper and get it ready for the cladding. Here we had Contractors do the Roof in concrete tiles so we put all top floor weatherboards on as the choice of cladding on bottom floor was bricks by our client for this Swanson – New Build.

 

 

This was the look of the Swanson – New Build from the external side ready for the market and to be sold. We have 4 Bedrooms, 2 Kitchen areas, 3 Bathrooms, Office/Study area and a double Garage.

 

 

Very beautiful finished Swanson – New Build on the internal side as well with a Hardwood finished floor in downstairs double lounge area and Tiled entrance followed by Carpeted stairs and all 4 bedrooms.

Titirangi Bathroom & En-suite Renovation

Titirangi Bathroom & En-suite Renovation

Titirangi Bathroom & En-suite Renovation was one of our latest projects with plenty of additional items being done for one of our most memorable clients who been serving this country in a positive way for a long time. Our client knew what was wanted and expected in this renovation. We delivered as always a top Bathroom job. This Titirangi Bathroom & En-suite Renovation was no different. We started of with doing the demolition in the main Bathroom as well as the old laundry area in the garage.

 

 

 

 

 

 

 

We took out the old spa bath which most people dont ever use anymore and replaced it with a classic free standing bath which if you have enough room just look amazing in a bathroom. Next we had the floor and partially the floor tiled with new larger more modern looking tiles. ( #Tiledepot )

 

 

 

 

 

 

 

 

 

 

 

Putting in a new shower in our Titirangi Bathroom & En-suite Renovation was also a great new look. The shower is another great example of just what we can do for you in the look wise finishing. A white and Black or dark grey look is a definitely ongoing time looking piece which will not age to quickly in years to come. The laundry in our Titirangi Bathroom & En-suite Renovation also got a new look as well as the tiling for the old fire place.

 

 

 

 

 

 

 

 

 

 

 

 

We had done some extra tiling as a new splash back in the Kitchen area but not your traditional tiles but a stick on tile. This is more complicated to work with as you dont get additional chances to move tiles if slightly wrong fully placed on the wall.

 

 

The only toilet in the house not in a En-suite also got some attention overall to make it fit in with the finish look of both our Titirangi Bathroom & En-suite Renovation.

 

 

 

 

Henderson – Bathroom Renovation & Deck

Henderson – Bathroom Renovation as well as a larger Pine deck project has been one of our most recent Renovation Builds.  We started of with the Bathroom Renovation by doing all the demolition work as we always do first. Ripping out all the fittings first & then all the old lining & floor.

 

 

 

 

 

 

 

 

 

 

 

 

So before the Bath was all the way across & the Vanity under the window. This layout was changed from installing a shub which is shorter than a bath & this way we put the Vanity against the other wall giving more space overall in the Bathroom. We also removed a hallway cupboard to make more space. Once we had the Aqualine board on walls & ceiling in our bathroom renovation. We laid new H3.2 plywood flooring as the old particle board as always was rotten and swelled all up. Waterproofing went around the floor & the shub as per code. Tiler started his magic after this in putting all the floor tiles down first & then the walls.

 

 

 

 

 

 

 

 

 

 

 

 

 

The whole bathroom got some new floor tiles as well as wall tiles. We did not do all the walls. We did two half walls & painted the res in a see blue like colour picked by the owner her self.  We did same in the Toilet room were we did half tiles & rest painted.

 

 

 

 

 

 

 

 

 

 

 

 

The next project was the new deck on the back making sure it was a easy below 1m deck and less than the 20sqm for the pergola we got to work turning this back yard from a muddy pool into a all time year round Entertainment area.

 

 

 

 

 

 

 

 

 

 

 

 

 

 

Ranui En-suite Renovation

Ranui En-suite Renovation is one of our projects we have done not long ago. As always we strip back the entire room of the old plaster board walls & ceilings and start again with a aqua board replacement especially were this has not been done before. This Ranui En-suite Renovation we removed all the old fittings Toilet, shower door, shower slider, vanity & taps.

After all fittings had been moved we removed the old tiled floor and old dangerous tiled sloping shower base were also removed. This was so bad owner had not used it since buying the place 8 years earlier. In photo you can still visibly see dust collected from this time period.

The whole Ranui En-suite renovation got a new feel to it from a new tiled floor to the tiled walls some full height behind the shower area and remainder just 1.2m high. Remembering also a concrete floor as in this case needs waterproofing to give that 10yr guarantee. We use waterproofing also behind shower area. You should also make sure a steel angle is fitted in shower behind aqua board & also the screws need to be at 100mm center.

Once all the stopping had been done the Painting was finished of prior to all the fittings going in. The #Thony Plumbers Ltd crew then fitted of the new toilet, Vanity & shower mixer + rail. The Electrician did the mirror light, new 575cmf rated fan & light fittings. We have our very trusted Glazier who does a outstanding job at fitting all our custom made shower doors. All glass is of top standard as well as handles & hinges so we have no come backs in years to come.

 

 

 

 

 

 

 

 

Wooden Pergola – Hillsborough

Wooden Pergola – Hillsborough is one of our latest little projects we have completed. This wooden pergola is all custom made like anything we do in this field. We made sure its below the 20sqm but still look really great.  First we worked out exactly where the new posts will go and anchored those firmly into the ground. Here we actually used 2 Stainless steel brackets as the footpath below was so thick. We determined this by per-drilling into it first and at 150mm we were sure it was ok. Once we had done this we squared of the house and bolted with Stainless steel M12 a ribbon plate on. Having sorted all this we put our rafters on 200×50 H3.2 pre painted by homeowner. To tie it all together in such a windy location we used stainless steel roof strapping forming a x over top to prevent any movement. To match the wooden pergola to the house we first made sure the sprockets on the ends were cut to look better but also made sure the down pipe was hidden inside the column’s behind the weatherboards to match the house cladding. The beams are all held in place with stainless steel brackets and we use stainless steel bolts and fixings to make sure you get the longest use out of your wooden pergola. The top is a lifetime guaranteed solar roofing which in this case has been a smoked style. You can have bronze or clear for that matter. Also always make sure that all roofing area flows back into any down pipe which is connected to your storm water. It is not permitted to just run straight of your wooden pergola onto the ground across the property. Here is a perfect example of what the old shower. Compared with the new one which we have installed in this Bathroom Renovation – Te Atatu South. You notice the poor quality work just by the Tiles lifting. The prep work previously has allowed for a leak. This is normally due to a period of time with no waterproofing installed. Also the old flooring ( chip board ) is like a wet biscuit.

 

 

 

 

 

 

 

 

 

 

 

 

Here you see a common toilet ( which is not a back to wall as most install today). This we replaced with a new luxury in wall toilet system. You notice where the bowel hangs of the wall & ground ( you can get sitting on ground as well ). This takes more work but as you can see in this Bathroom Renovation – Te Atatu South we made it look very elegant. Even in the most simplest of homes can one change a old dated Bathroom.

 

 

 

 

 

 

 

 

 

 

 

 

Here is a example of owner wishing to go just a little more simple with his hand basin. As you may have noticed at the moment the biggest tap ware seems to be the Black Ware. This gives it a new look away from all the chrome or white many years ago.

The owner has gone with a small tile ( harder to lay ) as well as fitting in a feature wall. This feature wall I believe looks absolutely great. It has given this Bathroom Renovation – Te atatu South a unique and Cartoony look.

New Colonial Bathroom in Murrays bay is another of our more interesting spaces we have changed from a store room to this new and fresh Colonial style bathroom. Its was something new and fun to have done. This room started out as a store room and after the Draftsman had drawn up a plan which we ended up changing to work for the better has turned out just breath taking.

So from the original layout we put a falls floor in to create a step up from where shower is & we changed the bath & vanity sink around. This created more flow in the room & also looked better from when entering the room.

Even the tiles where set up to fit in with the whole new Colonial Bathroom look to make it not only look half the part but fully look the part even with the shower tiles being in match with the whole idea of a colonial bathroom style.

Once we had all the tiles done we fitted all our new fittings with paint having been matched to the rest of the rooms already. The whole colonial bathroom feel came together very nicely to make an exceptional out come.

 

 

New Pool House – Newmarket

New Pool House – Newmarket

The New Pool House – Newmarket is one of our more recent challenging projects we have completed. This started from ground up in the back yard of our client which was one challenging site due to the amount of lava rocks you find in this area to begin with.

This was our first challenge laying the foundations to get everything correct. Once this was completed we had the block-layers come in and do there fair part. Next stage was the concrete floor and the tricky front for the big Timber sliding doors later to follow.

Once we had all the floor done in the new pool house we moved onto all the framing stages. We had a large big steel beam wright through the center of it all holding the internal rafters all up as we were going for slopping ceilings inside. All the internal was done in plywood Shadow-clad with battens at 400mm centers to make it look more Mediterranean.

After all the internal Bathroom was fitted and the floor coverings got Tiles in the Bathroom & a timber floor through out the rest it was time for this new pool house to get a paint job all in white. The front got 4 glass sliding doors & in front of this we added 4 large front shutters to give it that unique look as in the video.

Once all the front of the New Pool house was done and the landscapers finished the deck out front it all looked amazing being finished of with the actual pool and all the glass handrails with a mix of aluminum handrail down the side. This was all thanks to the brilliant Architecture from Mercer and Mercer Architects.

Bungalow Renovation – Onehunga

Bungalow Renovation – Onehunga has been a great project for us here at Thony Builders Ltd. We had done a major overhaul on this Onehunga Renovation project. Started by striping the whole inside of the Bungalow.  Having to re-do a lot of the foundation work due to the sinking of old ways of having post’s done. Once posts had been leveled the front end of the Bungalow windows would actually open again as intended when first built. Next we started on the back end of the Bungalow which was most likely added at a later date making the Bathroom, Toilet & laundry / back entrance not very durable to the weather.

We had to re lift the walls at the rear end and put a complete new floor in as the old one was just to rotten & joist’s including boundary’s. Once the new foundation, bearers & joist were in we started on the rest of the house and its transformation.

We lined the whole Bungalow with new Gib & Aqualine. Then the re-wiring of everything in this Bungalow renovation had to be carried out due to the old non safe wiring. Old floors were fixed & polished. After this the whole place was re painted inside & outside. The Bedrooms as well as the lounge were all transformed from this run down state to a brand new home feel and look. The Bungalow renovation also had all the wooden joinery fixed up to work to its former glory. After this was completed the Bungalow got a new bigger Kitchen which is much more functional to what had been installed previously.

New deck handrail & T&G decking as done in the old days to suit its former glory. A new coloursteel  roof on top to protect it all from future harm of the weather was also fitted with white marley PVC gutters & down pipes. We enjoy these big projects and turning something old and run down into something new but historic.
